FFXIV on y40

I want to get a y40 but I was wondering how well it runs on the y40, also is the difference between the y40 vs y50 huge?

All the standard models/options on the Y40 clear the minimum requirements, so you should be able to run it. You probably won't be able to push it to the highest graphics settings without experiencing performance issues, but the game will be playable.
