Cutting the Cable TV cord

I am replacing my cable TV service with an over the air HD antenna but the problem I face is the set top box from the cable company is installed in a central location in my house. So I have the coax cable coming into the set top box from one side of my house and then an HDMI cable is going out to the other side of my house where my Smart HDTV is installed on the wall. I am trying to determine the best and most cost effective way to go about replacing the set top box so that I get 1080p 120hz picture/audio on my TV?

Without doing any re-wiring, replace set-top box with an outboard ATSC tuner.
