Sony Vegas 12 WONT RENDER MY CLIP

I posted this problem a while back and never got a solution. Now - I need a solution.

I am using Vegas Pro 12. I have a short 5 minute clip that has a frame size of 854x480, Data rate 5277kbps, bitrate 5472kbps, frame rate 29 frames/sec.

I need have an intro and an outro that I need to add on either side of this clip, and then render it. Simple right?

When I render on as MainConcept HD 1280x720p, frame rate 29.970, maximum bps 16,000,000, average bps, 8,000,000 it renders my intro then it goes black and stops. When I use the exact same settings but render on 854x480, this doesn't help.

I have tried a whole bunch of changes but every time it gets to part where the video starts, the rendering stops.

Anyone know why this could be?

try windows movie wm11 or something, I have perfect render settings for 1920x1080p gaming.

Have you tried the Sony codec for rendering instead of the MainConcept one? I have heard that codec can cause problems. Smart Render (or whatever it's called) is that turned on or off?
