App installation on nokia lumia 520

1.I want to install third party apps outside of windowsphone marketplace.I have tried to install but it is showing to manage company apps.How can i install?
2.At the time of opening high bandwidth flashing websites it is asking to upgrade flash player and the web content is not displaying. So what to do now?plz help me....
