Should I upgrade my CPU or GPU first?

Hello, so I had this computer for a good 2-3 years now, it is getting a bit old since, I am not able to play most of these new games! I also wanted to start streaming and such so, I was wondering if I should buy a new GPU or CPU first? [I do not have enough money to invest into a new rig right now.] Could also someone potentially based on that, tell me what I could upgrade my cpu or gpu to?

My PC specs atm:
i5-4440s
GT 640
12gb of RAM

I would look into a 750ti or even a 950, or RX 460 as those are all pretty cheap right now and will be great at 1080p as well. a 750ti is probably enough though, the 950 and 460 would probably max those games at 720. and run them at medium to high on 1080p. although I am not sure what to do for the CPU. most of those games only need two cores, you really would want something with 6 threads which does not really exist. an i7 is a bit overkill here,. and rather pricey too, a used 4770 goes for $225 or more on ebay.

if you want to stream gaming you need both a new CPU and GPU. what is your current motherboard? technically you could buy a 4770 cheap or get a 4790 and be happy if you motherboard does not support overclocking. you would want an i7 of a sort so you can record/stream while gaming. as for a GPU that all depends on the games and resolution, but you will certianly want something better than that 640.

Well 1280x720 is probably enough would be nice also playing 1920x1080 and the games I would want to be able to play Dayz, H1Z1, Dead By Daylight and also probably CSGO. I don't really need the highest settings on each game as well just want it to run smoothly, while streaming or recording I guess.
